Good for the price |Recommended: YesVery nice - However, the neighbors can be heard all too well. The noise complaints are taken care of very efficiently though. Great landlord and excellent price. Assigned parking that is never just taken up by someone else. As cheap as the rent was I was expecting it to be dirty and the appliances barely working but everything is wonderful and clean. Great security and maintenance fixing speed. Plus, you get to see animals around here all the time. I love it here so far. The only thing about it is that you can always smell weed here after hours. Otherwise, everything is great.

I love the property overall. i would like to see more plowing and laying down ice melt in the winter time.|Recommended: YesI would tell them I love the layout. Everything is online, the building is mostly secure. I think the office needs one more person to run the desk that way someone is always available during open hours instead of waiting for a call back. Overall I really don't have any complaints. So far i am enjoying my stay here.
Great location Great apartment Disappointment in property management... |Recommended: NoI've lived at Ladera Villa for 4 years. I love the location, right next to the Chester Creek trail and Coastal trial, convenient location to downtown and midtown amenities. I live in a studio with a fireplace and balcony, so it's perfect in the summer months and winter months. I'm allowed to have my cat, which can be hard to find in Anchorage. I've never had issues with my neighbors, except for parking, which is limited. You get one assigned parking spot, which could lead to visitors parking in your spot. There is also the issue of not having a convenient place to plug in your car, last winter I had to run a 75-ft extension cord from someone else's plug in, luckily they didn't need it. When I moved in, the property manager lived on site and was friendly and easy to get a hold of, she moved out of state shortly after I moved in and a new property manager started. She was also really easy to get a hold of, but she left after a few months. And after that it was a constant rotation of different people I didn't know and who were difficult to reach and find answers from. They finally hired two people to manage two properties, yet both of their main offices are not at our property. I tried for a month to visit at their posted hours at Ladera Villa, either they left early for the day or forgot to post that they weren't going to be in that day. If you want to feel neglected, this property management team will help with that. One constant that I am thankful for is the maintenance man, Mike. He is always willing to help and has solutions for issues you bring up.

Good mid-range apartment home in near downtown. |Recommended: YesGenerally quiet and comfortable. Excellent location, mid-range quality. Some construction is slightly dated, a few units need upgrades, but overall a decent value.

Good Place to Live, Close to trails|Recommended: YesThe electric and water are out of whack. Shower always varies in temp, plugs fall out of outlets, nothing is wired right. Some neighbors are great, some let their dogs pee or smoke on the landing right outside the door, and there is the occasional 2am weeknight yelling match. The halls downstairs tend to smell like weed after the staff leave. The property manager daniel and maintenance guy mike are awesome. Super easy to work with, things get fixed right away, really genuine great people. The other newer office lady is someone I don't talk to. She is extremely difficult to deal with on any level, unprofessional, rude at times. I tend to deal only with Daniel and or Mike after multiple problems with her. Parking sucks if you have more than one vehicle or want friends to come over. There are probably a total of 8 guest unassigned spots, and the city will tow you if you park on the street next to the building. But the trail system and a dog park are a half a mile away and that is a huge benefit. The apartment itself is roomy. The balconies are large in the 2 bedrooms, super comfortable to hang out there with a table and chairs. The building is pet friendly, another plus, and the layout is good. The kitchens are kind of small, but not so small that its cumbersome. Plenty of cabinets for 1-2 people and the large 2 bedrooms have a dining room, which is another bonus. Overall I would recommend it, but know the flaws of your particular apartment before you sign the lease so you know what you're getting into some things like water and electric aren't fixable.
Pleasently quiet and well maintained|Recommended: YesI have lived here for a while and it is a smaller apartment complex that is well kept and quiet. Anytime I need something fixed it is usually done within 24hours. I like being close to the park and business in midtown. Down to earth and friendly management and maintenance people.
