It might be Awards Season in Hollywood, but we’ve got an announcement of our own at Weidner:
Reyna Perez is our Featured Associate Spotlight winner!
Reyna started with Weidner as a Leasing Consultant at Castlepark in February of 2014 and since then, her positive, can-do attitude has made her a superstar in our California region. Her hard work paid off this past February, when she was promoted to Assistant Community Director at a new acquisition: Artisan at Main Street Metro.
“Reyna never looks at any task as being outside her job description and is always the first to volunteer to help out her teammates,” said Cindy Schwartz, Area Director in California. “Reyna’s positive attitude is infectious, making her a great leader. She makes it her goal to have a positive impact on every individual she encounters throughout the day, and residents take notice and appreciate this admirable quality!”
Reyna’s favorite part of her job as an Assistant Community Director is interacting with her residents, and being able to go that extra mile to help out. She attributes her success to thinking and speaking with a positive attitude and persevering through tough times. “I’ve been through a lot with the acquisition,” says Reyna, “and I’ve never said ‘I’m done.’ There’s no stopping me!”
At Castlepark, Reyna maintained a 44% closing ratio, one of the highest recorded at the community, earning the title of “Leasing Superstar” several times while working at the property. Since accepting the role of Assistant Community Director at Artisan, Reyna has helped to increase their occupancy by over 5%.
“Reyna’s consistent, positive attitude sets her apart, as well as her caring and friendly demeanor,” said Mandy Urfer, Community Director at Artisan. “Prospects and residents draw close to Reyna because she truly cares about each and every one of them. She has a big heart and goes above and beyond for everyone.”
Mandy also remembers a time when a resident was upset about their broken washer, and wanted it to be replaced immediately. Maintenance was short staffed that day, so Reyna took off her heels, rolled up her sleeves, and helped maintenance move the washer out of the resident’s apartment and replace it with a new one. “I was in awe of her that day as I learned of what she had done,” said Mandy.
Reyna has five children, ranging in age from 6 to 16. She enjoys cooking and spending quality time with her family. When she’s not busy with her own family, Reyna can usually be found helping out her extended family of friends, coworkers and residents.
Reyna’s infectious, positive attitude is a shining example of what we mean when we say:

The future is relentless in its quest for change; and when that change is undeniably good, then the next logical step becomes about managing the transition from old to new, or antiquated to current. At Weidner Apartment Homes, we’re introducing our communities to the future of going paperless!
That might be the sound of trees exhaling, or Weidner employees breathing a sigh of relief, as soon, they’ll no longer have to count stacks of checks and enter resident data manually in to the computer. By committing to going paperless, we can transition to electronic applications, leases, rental payments, and equally as impressive: “go green.”
How the Benefits Outweigh the Hurdles
As with any change, there may be a few glitches, but we don’t anticipate those to be of any great alarm or inconvenience to our residents. The apartment industry as a whole and major businesses worldwide have embraced automated transactions and record-keeping for some time now. Moving rental payments, community and inspection notices, and service requests to an online format helps to decrease the risk of fraud and employee error, thus increasing the resources of each property in time and money.
By automating rental payments, one property management software company reported their clients experienced an “average 50% decrease in delinquencies and a 65% decrease in the time staff members spend manually processing those payments.” With those kind of numbers, the future does beckon, and it beckons with common sense.
Now, prospective residents can fill out their application online, and the leasing professional can spend more quality time focused on the needs and preferences of that resident, instead of hyper-focused on completing each application box with precision and accuracy. Previously, extensive time was spent on making sure the leasing application was complete; now that time can be better spent on sharing valuable information about fun neighborhood hot spots like farmers markets, trendy cafes, or local favorite parks and trails. Leasing professionals have a unique advantage of knowing what makes up a community, but often times, they are too weighed down by paperwork to impart this knowledge to the new resident.
Automation is a Resource in Emergencies
Automating residential leasing documents in a secured and protected digital format is also a treasured resource during emergencies such as natural disasters. In the old way of managing records, residents’ information was secured in a locked filing cabinet or safe, but if there was a flood or fire, or employees were not available to search those important files, family members might have to wait hours to be notified of a resident’s status during an emergency. With an automated system, Weidner staff have the advantage of utilizing mobile devices to keep family informed in real-time, as crisis are resolved.

Recently, approximately 75 of Weidner’s corporate office employees participated in the Weidner Cares program. Since the charity-in-action formed more than three years ago, the corporate team has wanted to participate as they witnessed the program grow and form across Weidner’s state and local regions. Well, the corporate office finally got to show what they could do- right in their own backyard in Kirkland, WA, on a particularly sunny day in the Pacific Northwest.
As the story goes on that sunny Thursday, there was a magical breeze coming off Lake Washington, just a few blocks from the corporate office. Because the exuberant Weidner team was so large, they decided they could support two organizations: The City of Kirkland Parks and Recreation and Gardens at Juanita Bay.
The City of Kirkland Parks and Recreation is responsible for maintaining all the common areas within the city limits. Park Supervisor, Dave Johnson lead the team in efforts to spread mulch, remove invasive species and everyone’s favorite landscaping task- weeding. A significant number of planter beds received some much needed weeding that sunny day! Of great importance, the City of Kirkland has been experimenting with the use of non-invasive, nonchemical weed eradication in an effort to protect and support the open-space shoreline, and the many species of birds and fish that thrive in the area. Weidner was thrilled to be a part of this innovative approach to the eradication of weeds. As weeding goes…this is about as exciting as it gets.
The Gardens at Juanita Bay is a nonprofit organization founded in 1925, dedicated to serving the needs of aging seniors in both Independent and Assisted Living. The property sits on more than 3.5 acres in a residential garden setting near Lake Washington. Maintaining a gardenlike setting for these senior residents is no easy task, and the Weidner team jumped in to tackle an extensive list of projects including pressure washing the parking lots, cleaning and repairing the gutters and roofs on two of the buildings, reinforcing an arbor and some of the raised planter beds. As you might imagine, there was also a tremendous amount of weeding to do, along with pruning, painting, staining, and the spreading of bark.
There’s an old saying that never seems to go out of style: there’s more happiness in giving than receiving. That adage couldn’t have been truer during the Weidner Cares Corporate Office day. The heartfelt expressions of gratitude that our teams received from residents and staff alike were incredibly gratifying, leaving our team members beaming with pride.
We’re grateful for the privilege to serve our community through Weidner Cares. As an added bonus, we can now add “Experienced Weed Eradicator” to our list of skills at the corporate office!
