Explore the Best Neighborhoods in Colorado Springs

Colorado Springs is widely regarded as one of the most desirable places to live in the country, blending natural beauty with dynamic urban amenities. Residents enjoy picturesque views of Pikes Peak and the Rocky Mountains, abundant outdoor recreational opportunities, and a strong sense of community. The city also boasts a thriving arts and culture scene, spearheaded by an annual hot-air balloon festival and the US Olympic and Paralympic Museum. Plus, it has a growing economy based in the military and tech sectors and a reputation for safety and friendliness, making it a top choice for families, professionals, adventure-seekers, and everything in between.

Whether you're drawn to the vibrant downtown scene or the serene suburban landscapes, there's a perfect place for everyone. In this guide, we'll explore some of the best neighborhoods in Colorado Springs and what makes each of them unique.

Downtown Colorado Springs: The Heart of the City

With a population of approximately 5,000, downtown is the vibrant core of Colorado Springs. It’s home to the famed Tejon Corridor, which houses Colorado Springs’ shopping district and restaurant row, and is lined with beautiful historic buildings, unforgettable landmarks, and various cozy cafes.

This area is remarkably walkable, allowing residents to easily explore popular destinations such as the Pioneers Museum and the Cottonwood Center for the Arts. Additionally, its proximity to major employers, including Peterson Space Force Base, Boeing, Comcast, and Lumen Technologies, makes it an ideal location for professionals.

Furthermore, the downtown area hosts a variety of engaging community events, such as Small Business Saturday, which encourages visitors to support local businesses. With over 140 shops, galleries, restaurants, bars, and breweries lining the street, it’s definitely a sight to see!

Old Colorado City: A Historic Gem

Once the capital of the Colorado Territory, Old Colorado City has a storied history and is filled with charming architecture. While exploring, visitors will come across the Old Colorado City History Center, featuring photos of Colorado Springs’s “Wild West” past. Throughout the neighborhood, there are 17 art galleries to explore, including the Chavez Gallery, Arati Artist Gallery, and Blue Pony Artists Gallery, among others.

Old Colorado City is also home to Territory Days, the largest street festival in Colorado. This vibrant event, held every Memorial Day weekend, celebrates the state's culture, history, and arts with an array of food booths, craft displays, historical reenactments, and Indigenous performances.

Briargate: Family-Friendly Living

Briargate is known for its family-oriented atmosphere, excellent schools, and abundance of parks and green spaces. This master-planned community, once grassy pastures, has blossomed into one of the largest residential areas of the city, encompassing the Wolf Ranch, Woodland Hills, and Codera communities.

Residents of Briargate enjoy a range of appealing destinations, including ViewHouse Colorado Springs, My Cellar Wine Bar, Cottonwood Creek Park, and Pine Creek Golf Club. Additionally, the neighborhood's convenient location near the I-25 corridor provides easy access to downtown and other city hot spots.

Central Colorado Springs: University District

Home to University Village and the University of Colorado – Colorado Springs campus, the Central neighborhood is exactly as its name suggests: right in the heart of the city! This area boasts abundant natural beauty, with the Austin Bluffs and Pulpit Rock Open Space offering stunning views of the city and surrounding mountains. If you’re looking for somewhere with youthful energy, Central Colorado Springs is the place for you!

Rockrimmon: Nature at Your Doorstep

Rockrimmon is a picturesque neighborhood nestled against the foothills of the Rocky Mountains, on the northwest side of Colorado Springs. It's perfect for those who love outdoor activities and breathtaking views. Residents of Rockrimmon enjoy a tranquil lifestyle with access to hiking and biking trails, parks, and open spaces. The neighborhood's proximity to the Garden of the Gods and Pikes Peak offers endless opportunities for adventure and exploration.

Weidner Apartment Homes team in Colorado at their Weidner Cares day at Family Life Services in Colorado Springs, CO.

Weidner Cares 2025 is officially underway, and our Colorado team has set the bar high!

On Friday, June 20, 2025, associates from across our Colorado region partnered with Family Life Services in Colorado Springs, a nonprofit dedicated to empowering single mothers and their children through housing and holistic support. Together, they focused on a wide variety of projects aimed at enhancing both safety and quality of life on campus.

Our associates kicked off the day outdoors, sprucing up the perimeter with repairs, refreshes, and new builds. Some dedicated volunteers revitalized the turf and added pea gravel to the playground to help prevent pesky scraped knees. At the same time, others installed new motion detector lights and repaired fences to improve security, providing mothers with peace of mind. Even the charming gazebo, once weathered, was lovingly sanded and stained to reveal a fresh, vibrant look.

Another group of volunteers transformed the community’s interior shared spaces. They began with a splash of new paint, rejuvenating offices, stairwells, and common areas with a brighter, lighter look. Once the painting was done, they added some modern shelving to several rooms and installed a water spigot, making the environment not only more functional but also more welcoming. In one corner of the building, an entire unit was prepared with care and anticipation for a family expected to move in soon.

Wrapping up the end of a productive day, the volunteers capped off their efforts by adding fresh stripes to the parking lot. This simple refresh enhanced the community’s road safety and ensured that everyone could navigate the community more easily.

This day of service didn’t just transform the Family Life Services property – it strengthened our teams’ sense of connection and purpose. At Weidner, we believe that building community starts with showing up, working together, and leaving a place better than we found it.

That day, Colorado truly embodied the Weider Cares spirit, making a meaningful difference for a wonderful community in need.

Thank you, Colorado! You nailed it!

The Colorado Springs Switchbacks FC after winning the 2024 USL Championship Final at Weidner Field in Colorado Springs, CO.

Colorado Springs, Colo, (Feb. 5, 2025) Weidner Apartment Homes, the 12th largest apartment owner in the U.S. and a prominent Colorado Springs real estate investor, is pleased to announce a major new chapter in the Colorado Springs Switchbacks Football Club’s (FC) ten-year history following its first United Soccer League (USL) Championship title in 2024.

Today, the organization is thrilled to confirm that Weidner Apartment Homes has become the sole owner of the Switchbacks FC. Weidner was formerly a minority investor with the Ragain Family, and this new era of leadership will honor the Family’s commitment to excellence built upon a decade of vision and investment.

Weidner’s Chairman and Founder, and Colorado Springs native, Dean Weidner, has been well-vested in the city since 1993 and opened the 8,000-seat Weidner Field in 2020. The $50M stadium is the home field for the Switchbacks FC and part of the original City for Champions initiative. It also represents Weidner’s commitment to the Peak City initiative, a city-wide partnership between public and private sectors to create transformational projects with a multi-generational impact throughout the city.

“Weidner Apartment Homes is proud to become the owners of the Switchbacks and continue the legacy built by the Ragain Family,” Dean Weidner said. “When we commissioned the Epicenter sculpture at the entrance to Weidner Field, we had a vision of enhancing Colorado Springs’ reputation as a leader in Olympic, professional, collegiate, and amateur sports. As a community builder for nearly 50 years, I believe that in its purest form – sport has a unique power to unite and build community. Through that lens, we made the strategic decision to deepen our commitment to the football club and the city of Colorado Springs with this significant investment into the franchise.”

Weidner is dedicated to building on the Switchbacks FC’s rich history, ensuring the club remains a top fixture of the USL, and providing exceptional game days and recreational experiences for its fanbase.

The exterior building of the University of Colorado Colorado springs Downtown campus.COLORADO SPRINGS, Colo., Aug. 29, 2024 /PRNewswire/ —  Weidner Apartment Homes, the 12th largest apartment owner in the U.S. and a prominent Colorado Springs real estate investor, is delighted to announce a partnership with the University of Colorado Colorado Springs (UCCS) and Norwood Development Group to bring a four-year degree Property Management and Real Estate Program (the ‘Program’) to the UCCS Downtown campus in 2025.

The Program will be established with a $2M joint funding commitment split evenly between Weidner and Norwood Development Group. Both groups will also gain seats on the Program Advisory Board to provide guidance to the Director and the Dean of the College of Business. UCCS will support the Program by committing $2.1M towards operations and scholarships.

The Program will offer a comprehensive real estate asset management curriculum focused on instruction, experiential learning opportunities, internships, and attendance at local and national industry events. It will be housed in the UCCS College of Business and double the footprint of the UCCS Downtown campus.

“This investment represents yet another vote of confidence from Weidner into Colorado Springs’ emerging national influence. The primary reason for this joint venture was to help grow the downtown campus and connect it to the vast ecosystem of business, government, philanthropy, and entrepreneurship opportunities. Knowing that we’ve dedicated significant contributions to scholarships for students was another,” said Greg Cerbana, Weidner’s VP of Government Affairs.

Weidner has brought similar real estate programs and program-related scholarships to the University of Alaska Anchorage, Ball State University, MacEwan University, Oklahoma State University, and the University of Wisconsin–Stout.

“Leaders nationwide hold the CU system in tremendous regard. We are honored to provide students with an industry-leading property management curriculum through our partnership with Norwood Development Group. Program graduates will learn critical industry-related skills and be valuable resources to the entire real estate sector,” said Dean Weidner, Weidner’s Chairman and Founder.

Have you been busy preparing your home for Thanksgiving?

There can be a lot of pressure on the host of a major holiday to make the day perfect. From the food to the decor to the company, there are so many factors to consider when preparing yourself, your family, and your home for Thanksgiving. The key is to create a balance where you ensure you can get everything done that you need to without sacrificing your own enjoyment of the day. After all, this is supposed to be a fun day spent with loved ones!

No matter how many people you are hosting, you are sure to love these tips to prepare for the holiday!

Create a plan

If you are hosting this year, you definitely want to plan ahead a cleaning schedule for your family, a timetable for what needs to be cooked and when, and a list of other various factors to consider for the day. This is a great opportunity to really assess what you need to do, what you want to do, and what you should not do.

Having a plan will also limit (if not eliminate) the possibility of a last-minute disaster. When hosting an event of any size, it is always best to over-prepare!

Figure out who is attending

Before you start cooking and setting the table, you will want to get a headcount for the exact number of guests that you will be hosting this Thanksgiving. Having an exact number will give you the opportunity to figure out exactly how much food you need to make, which foods you should not make to accommodate any food allergies, and how many chairs you need to gather.

You can also create a seating chart if you want to make sure that the children have their own table or if you just want to use cute placecards!

Create a timetable of what needs to be cooked and when

Because some dishes take longer to cook than others, some need to be cooked at drastically different temperatures than others, and some take up more space in the oven, you will definitely want to create a timetable of what you need to cook and when you should cook it.

You might realize that you need to cook a few dishes the night before, or you might decide to prepare your ingredients to make sure everything runs smoothly the day of.

Delegate

If you are hosting this year, do not pressure yourself into doing everything for everyone. Ask your family and other guests to help too. This could mean asking your sibling to bring a dish, your kids to clean up their toys and games, or your spouse to help you come up with a game plan of who is taking on which responsibilities.

Not only will this make the day more manageable, but it also gives you the opportunity to really enjoy yourself!

Prepare for leftovers

This step can be an easy one to overlook when preparing for the meal itself. You will either want to make sure you inform your guests to bring their own food storage containers for leftovers or supply them yourself. This way, you won’t have to give out your favorite containers and hope to get them back.

You will also want to prepare your refrigerator for leftovers. Make sure to throw out anything that has gone bad, freeze what you can, and condense everything else. You are going to be so glad that you did this ahead of time!

Maybe you aren’t hosting this year, but it will be your turn next year and you’re planning ahead. If that’s the case, and you are realizing that your kitchen might not be up to the challenge of preparing the holiday meal, check out La Bella Vita Apartment Homes. Not only will you host Thanksgiving with ease, but you’ll want to host all the time!

La Bella Vita is an incredible, active community in the Briargate neighborhood of Colorado Springs, CO. After nearly a decade in the making, on April 23, 2021, Weidner Apartment Homes hosted the grand opening of Weidner Field, Colorado Springs’s new downtown stadium and community events center. The stadium can seat over 8,000 people, features a reservable Sky Lounge and Founder Club, three concession stands, and offers 6035 Hospitality catering.
Weidner Real Estate Investments Weidner Field

Weidner Apartment Homes calls our contribution of Weidner Field a “Love Note” because it follows the definition of the term coined by Peter Kageyama in his book “For the Love of Cities: A Love Affair Between People and Their Places.” Essentially a Love Note is a small thing that cities or communities can do for their people to bring them joy. Every Weidner associate has read the book, and its principles heavily influence how we run our company and apartment communities.

Weidner’s motives for creating a new stadium in Colorado Springs were related to business efforts and personal ties to the city. As part-owner of the Colorado Springs Switchbacks FC soccer team, Weidner wanted to create a new stadium to build the brand and support the club. Colorado Springs is also proudly nicknamed “The City of The Future” and “The Best Place to Live on Earth,” and these claims have a strong backing. The city’s population has grown 37% since 2000, El Paso County has added 7,400 new jobs in the past year, and the U.S. Olympic & Paralympic Museum was recently built downtown. By rooting themselves in the downtown market through the creation of Weidner Field, Weidner can be at the forefront of the area’s continued growth and prosperity.

Business purposes aside, the Chairman and Founder, Dean Weidner, has a strong connection to Colorado Springs as he grew up in the town and still has family living in the area. Dean and his wife, Ana Weidner, are also committed philanthropists and continually seek opportunities to better the communities Weidner Apartment Homes serves. Through the creation of Weidner Field, Dean Weidner has given back and strengthened the community by providing a place where people can connect and enjoy games, events, and concerts.

Weidner added additional features to Weidner Field to contribute to the architecture and culture of Colorado Springs. One of the unique features of Weidner Field is the art installation displayed outside of the stadium. This installation is the company’s participation in the Colorado Springs Art Walk which features a city tour highlighting everything from local museums to giant art sculptures. Weidner Field is now a stop on the Art Walk with ten 12-foot-tall murals of stunning pieces by the late Olympic Games artist LeRoy Neiman. These pieces bring color to the city and make Neiman’s legendary art accessible to everyone, every day, free of charge. Showcasing his work is synonymous with the city’s connection to the Olympics, evident in their training facilities and new museum. The art installation is part of Weidner’s collaboration with the Neiman Foundation and Weidner Field’s sister project, City of Champions, at the U.S. Olympic & Paralympic Museum.

Another special addition to Weidner Field is the stunning 35-foot-tall entryway sculpture, The Epicenter. This is a 164,000-pound polished stainless-steel masterpiece of a sphere surrounded by elevated rings. The structure is also outlined with a remote-controlled LED lighting system that creates a spectacular display, perfect for pumping up the crowd after a Switchbacks goal! The sculpture is Weidner’s gift to the city for residents and visitors to enjoy. The Epicenter is a memorable and distinctive part of downtown and a new landmark in Colorado Springs, CO.

7 Ways to Respect and Build Your Apartment Community

One of the many perks of apartment living is residing in a close community with other people. It’s also one of the challenges. It means needing to exercise self-awareness and understanding how your actions impact those around you. If you’re moving into a new apartment, make sure your presence positively contributes to the existing culture and doesn’t serve as a distraction or nuisance.
The Renter’s Guide To Being A Good Neighbor

Here are seven ways you can be a good neighbor when living in an apartment.

1. Introduce Yourself

When your moving truck pulls into the parking lot, you can be sure your neighbors will be peeking out their windows to get a glimpse of their new neighbors. Take the time to introduce yourself on move-in day. During your first few weeks in a new building, learn your neighbors' names and, if you feel comfortable, give one or two of them your name and number so they can contact you if needed. Be sure to also learn the names of the maintenance professionals, office staff, and others who live and work around you. You don’t have to be best friends with everyone in your building, but being friendly and sociable can help you and your neighbors create a welcoming and cohesive living environment.

2. Be Noise-Aware

One of the biggest issues people have with apartments is noisy neighbors. Barking dogs, crying babies, loud music, and heavy walking/running can be distracting for your neighbors. The shared walls are thin, and your neighbors can hear more than you think. This doesn’t mean you have to whisper and tiptoe through your life, but it does mean you should make an effort to reduce noise, especially during the traditional “quiet hours.”

To help reduce noise from your apartment, here are some ways to limit sound travel:

  • Use area rugs to absorb the sound of walking
  • Install draft guards on windows and doors
  • Put up soundproofing curtains
  • Use bookshelves to insulate the sound in your apartment (and add charm and character to the space at the same time)

Closing windows, keeping music low, and pulling furniture away from the walls can help reduce the noise that comes from your apartment.

3. Pick Up After Yourself

Apartment living means always being cognizant of how your actions affect others. Don’t be the neighbor that leaves litter in the parking lot or allows their front entranceway to get messy and unorganized. Remember that the hallways, parking lot, and amenities are to be enjoyed by everyone, and you should do your part to help keep them clean. This also goes for cleaning up after your pet. One of the best ways to make enemies in a new apartment community is to be “the person” who doesn’t clean up after their pet. Most pet-friendly apartments offer clean-up stations throughout the property to make this easy and more convenient. A good rule of thumb is to treat every part of the apartment community with respect.

4. Follow The Rules

Before you sign a contract with an apartment community, you will be presented with a list of rules. Read these carefully and ask questions if something is unclear. If you disagree with a rule or policy, don’t sign the contract and continue your apartment search. If you love to have people over, don’t commit to an apartment community with a strict guest policy. If an apartment has a firm no-pets rule, don’t try to sneak in your German Shepard. Know the rules and follow them. Be considerate about quiet hours, laundry etiquette, parking rules, guest policies, and rules regarding how you can decorate your space. Trying to fight these rules will only create animosity between you, your neighbors, and management.

5. Communicate

One of the best ways to be a good neighbor is by having open and honest communication between you, the management team, and your neighbors. If you’re going to have a few people over, give your neighbors a heads up beforehand and let them know everyone should be gone by 8 pm. If the sound of your upstairs neighbors’ kids running around prevents you from sleeping, approach them kindly before reporting them to management. If rent is going to be a day late, communicate this to the office. Honest communication with your neighbors can prevent misunderstandings and create a more enjoyable living situation.

6. Practice Laundry Etiquette

If your apartment community offers laundry services, you must follow the basic principles of laundry etiquette. Keep these things in mind when sharing a laundry space:

  • Prepare before you get there. Sort laundry in your apartment so it’s ready to be washed when you arrive.
  • Clean up any messes you make. Clean out the dryer’s lint filter, wipe up any detergent spills, and only use the laundry room garbage for laundry-related trash – not your household trash.
  • Use a timer to make sure you’re back in time to switch your laundry around. There’s nothing worse than needing to use a washer, but someone else’s laundry is just sitting there.
  • Don’t touch other people’s laundry. It may be tempting to move someone’s laundry from the washer to the dryer so you can use the machine, especially when you’re in a hurry, but don’t. Be patient and give the person a few extra minutes.

7. Get Involved

One of the best ways to be a good neighbor is by getting involved in your community. Attend a scheduled resident event, host a neighborly game night, or organize a neighborhood clean-up project around the building. Bring treats to new neighbors, offer to teach/host classes for your community, or ask management how you can volunteer. This not only allows you to meet new people but also helps establish a sense of pride and ownership within your community.

It’s always about Our People, wherever we go.

In mid-October 2020, the new Colorado Springs Switchbacks FC stadium, currently being built in downtown Colorado Springs, was officially named Weidner Field. The new name is essentially continuous with the old stadium’s namesake. The new naming agreement furthers the existing sponsorship between Weidner Apartment Homes and the Colorado Springs Switchbacks FC soccer team, as Weidner is the team's part-owner.

To commemorate the new stadium, Weidner and other community sponsors were invited to contribute items to a time capsule buried at the midline of the field. The time capsule symbolizes togetherness, and its contents encompass the many stories of the community members who contributed to the field.

Weidner’s V.P. of Public Relations, Greg Cerbana, Director of Marketing, Josh Draughn, and Laura Neumann, picked the two items Weidner contributed to the time capsule. They chose a copy of the first edition of our company newsletter, Our People, and a Love Notes pin. These items were strategically selected to symbolize Weidner’s passion for bringing people together. Whether it’s internally or the residents in our communities, Weidner strongly believes in celebrating and promoting the connection between people.

Greg Cerbana further explains the importance of Weidner Field and what the selected items symbolize: “Sporting events are a place where people can come together. Building a stadium where residents can congregate for games, concerts, and other events will strengthen their sense of connectedness and community. Our contributions to the time capsule are a way of connecting the stories of Weider to the growing community of Colorado Springs.” Weidner's Founder and Chairman, Dean Weidner, is also from Colorado Springs and is thrilled to have the opportunity to give back to his hometown by providing the city with a new community center.

Dean Weidner and Weidner Apartment Homes are thrilled to further our partnership with the Colorado Switchbacks, and Weidner Field is set to open on April 24, 2021. We are also excited to expand our Colorado Springs portfolio with our new apartment community, which will be built adjacent to the stadium, starting construction in 2021.
